Crawlspace & attic

What's involved in cleaning a crawlspace or attic?

Getting out what shouldn’t be there and replacing what it ruined. In a crawlspace that usually means pumping water or sewage, pulling wet or contaminated insulation and vapor barrier, cleaning and drying the soil and framing, and installing new materials. Attics often need droppings, debris and soiled insulation removed.

  • Standing water under the house
  • Sewage from a broken drain line
  • Mold on joists and subfloor
  • Wet or fallen insulation
  • Torn vapor barriers
  • Rodent droppings and nests
  • Contaminated attic insulation
  • Smoke debris in attics

Good to know

Why does a wet crawlspace affect the rooms above it?

Because the air under a raised-foundation house moves up into it. Water in a crawlspace raises humidity, soaks insulation and framing, and can carry musty odors and mold spores into the rooms above. Floors may cup or feel soft. Drying the space underneath protects everything on top of it.

Found water under the house?

  1. Don’t crawl into standing water near wiring or a water heater.
  2. Check whether a pipe is leaking and shut off the water.
  3. If it smells like sewage, stop using the plumbing.
  4. Note when it started, like after rain or a plumbing repair.
  5. Call (844) 623-3946 to have it pumped and inspected.

From a customer

What do customers say about crawlspace jobs?

That it’s reassuring to have someone who knows what to do down there. Crawlspaces flood quietly, and most homeowners only find out from a smell, a soft floor or a plumber’s call. One Google reviewer wrote that when the crawlspace floods or there’s mold, you can rely on this team to help.

“When your crawlspace floods out or you have mold or anything has gone seriously wrong, you can rely on these people.”

FAQ

Crawlspace & Attic Questions

Most often a broken or leaking pipe under the house, a failed drain line, or rain runoff that drains toward the foundation instead of away from it. Finding which one comes before drying, or the water returns.

Usually. Insulation that got soaked sags and holds moisture against the subfloor, and insulation reached by sewage has to come out. New insulation goes in once the space is clean and dry.

Our work is the cleanup: removing water, sewage, mold and damaged materials and drying the space. For long-term moisture control like encapsulation, sump pumps or drainage, we can refer you to a crawlspace moisture control specialist.

Yes. Droppings and nesting material are removed with protective gear and filtered vacuums, soiled insulation is bagged, and the area is cleaned and treated. Sealing entry points is a separate job for a pest control company.

Service area

Where do we clean crawlspaces and attics?

Mostly in the older raised-foundation neighborhoods of the North Bay and East Bay, where houses sit over crawlspaces instead of slabs. Petaluma, Santa Rosa, Napa, Oakland and San Rafael have plenty of them. Call (844) 623-3946 and tell us what you found under the house.
